L&T’s arrival is one of the bigger stories in New Gurugram this year, so it’s worth stepping back and looking at the wider market. One honest caveat first: most price figures come from property portals, and they don’t always agree with each other.

Resale and ready-home prices

Portal estimates for Sector 86 apartments sit at roughly ₹11,500–13,000 per sq. ft. in 2026 — Square Yards puts the average near ₹11,850, while September 2026 listings on NoBroker average about ₹13,200. One portal reports double-digit appreciation over the past year, which we could not independently verify.

Where a luxury launch fits

At about ₹19,000–20,400 per sq. ft., L&T Aravista is priced well above the sector’s resale average. That isn’t surprising. You’re comparing a brand-new, low-density project from a big-name developer with the average of everything already standing nearby. So compare it with other new luxury launches, not with ten-year-old resale flats.

Infrastructure to watch

  • Gurugram Metro (MCC–Cyber City loop): a ~28.5 km loop with Phase 1 (Millennium City Centre to Sector 9) under construction and Phase 2 civil tenders under way, as reported in 2026.
  • Dwarka Expressway metro spur: a short link from Basai Village towards Sector 101 is reported to be under construction.
  • Dwarka Expressway service roads: work on the parallel service lanes was reported as largely complete in 2026.

A word of caution: timelines on public projects have a habit of slipping. Treat these as a sense of direction, not firm dates.
